£7.5million Redevelopment for Salford Tower Earmarked for Demolition

Written on .

A 23-storey apartment block in Salford that was earmarked for demolition five years ago has been given a new lease of life by undergoing a massive redevelopment project. A £7.5million investment in Manchester property at Fitzwarren Court in Pendleton has completely modernised the building. So this will ensure it stays part of the Salford skyline for many years to come.

    Saved from demolition

Fitzwarren Court has been part of Salford since the 1970s. But although it was due to be demolished less than five years ago it was saved from this fate. By securing the funds needed to invest in this Greater Manchester property, they could carry out the extensive regeneration project.

Salix Homes, the housing association that owns Fitzwarren Court, made the investment and led the project along with partner contractor Casey. Residents also played a major part in developing the proposals for the project, including choosing the tower’s exterior colours.

    State-of-the-art modernisation

The ambitious project has completely transformed the building. The aging blue and green façade is now a modern exterior. With tones of grey, green and orange render. Inside each of the 135 apartments boasts new kitchens, bathrooms, door and windows. Plus there is a brand-new apartment conversion on the ground floor.

Communal areas have also been upgraded. Salix Homes chose Fitzwarren Court as the first of their properties to feature a state-of-the-art digital property intercom system. So this allows residents to easily contact them and book repairs.

    Ambitious scheme

Sue Sutton, chief executive at Salix Homes, said: “For many years, residents at Fitzwarren Court have been in limbo about the future of their homes. So we’re delighted that our ambitious improvement and modernisation scheme is now complete. Moreover, residents can start the new year, and look forward to the future, in their new-look homes.

“Our significant investment has given the building a new lease of life, complimenting the wider regeneration taking place in the Pendleton area, and ensuring this iconic building can stand proud on the Salford skyline for many years to come.

“Salix Homes is committed to raising the bar of building safety in all our homes. Having been instrumental in the development of the national Building Safety Charter and the Government’s draft Building Safety Bill. The additional safety measures incorporated into this refurbishment project cements our commitment to delivering the safe, modern and energy efficient homes that everyone deserves.”

    A lasting legacy

Alan Taylor, director at Casey, added: “The Fitzwarren Court scheme has been fantastic to be part of and we have been so pleased to assist with improving the lives of those living in the Salford community by undertaking these works.

“The project has transformed the appearance, practicality and sustainability of the block for many years to come. Whilst working on the scheme we have also been able to deliver new apprenticeships, work placements, job creation and assist with community projects, all of which will leave a lasting legacy within the Salford area.”
