Detailed plans have been submitted for the multi-million pound Kirkstall Forge development project in Leeds. The proposals describe designs for 213 new homes and a new public square in the Knowledge Quarter of Leeds. This is set to drastically increase Leeds investments.
Award winning housing design
The project is being led by developer CEG with properties developed by Stirling Prize winning architects Feilden Clegg Bradley Studios. The first phase will construct 213 new homes, including 77 houses, offering new opportunities for Leeds investments and owner-occupiers.
In keeping with the area’s aesthetic and history, the architectural design is inspired by the stone of the local old forge and Kirkstall Abbey.
A new outdoor area in Leeds investments
Additional plans for Kirkstall Forge offer more opportunities for Leeds investments, as well as the creation of new outdoor space – something tenants are now often looking for.
Two apartment buildings just north of the River Aire will be designed by architectural firm Cartwright Pickard. They will house 136 studio to three-bedroom apartments, with leisure and retail space on the ground floor.
These new apartment buildings will surround a new public square named The Stitch. This outdoor area will be home to a small park as well as a new events venue.
The major new Leeds investment at Kirkstall Forge will also create 2,076 sq metres of commercial units including space for eateries and bars.
Plans for more new offices and a multi-storey car park were accepted in June this year. This part of the development is being fast-tracked through the design stage by CEG.
The new commercial space is in addition to existing commercial offices at Number One Kirkstall Forge, a restaurant and a new train station.
Invest in Kirkstall
Kirkstall is in a prime position for Leeds investments. Being part of the thriving Knowledge Quarter, it is located close to the city’s universities and top employers.
Currently available in Kirkstall for property investors is The Preston. Like the new properties planned at Kirkstall Forge, this soon-to-be-completed development has a stunning historic limestone exterior. Its contemporary interior features high-specification finishes and fittings, as well as security systems. Limited parking spaces are also available.
Units at The Preston start from as little as £95,000 – far below Kirkstall’s average property price of £115,000. Expected rental yields are very high for the area, reaching 8.2% compared to Kirkstall’s 6.8% average.
