        Centenary House, Leeds

Originally built in 1904, Centenary House is a part new build and part refurb of a Grade II listed building being developed by Avenir Works. The development is one of the most exciting property investments in Leeds City Centre. Situated only a short walk from Leeds Train Station and nestled in the Northern Quarter it makes an ideal buy to let in the city of Leeds. The perfect location of Centenary House makes it an perfect buy-to-let property as there is huge rental demand from tenants in this area.

The economy of Leeds has seen remarkable growth of 6% over that last five years, and analysts expect that to accelerate by 8.8% over the next five years. With a working age population that stands at 140,000 just in the city centre it is no surprise that employment growth is also positive, with a forecast increase of 3.4% over 5 years.

But the Leeds region is far more than just a vibrant economy, it’s a modern and creative place to work and live. With the ability to reach London in 2 hours by train, Leeds is truly a well-connected city. Growth is expected to rise and with demand far outstripping the hard-to-find supply in Leeds, it’s solidifying itself as one of the best UK cities to invest in currently.

        Why invest in Leeds?

The region needs well over 90,000 units completed by 2021. However, only 60,000 residential units are currently in the pipeline for this period, which creates a housing shortfall of 30,000, meaning Leeds is set to have one of the UK’s largest rental growth over the next five years. This puts Centenary House buy to lets as a prime candidate to benefit from capital growth and strong yields for years to come.

Simultaneously, it is forecast that the annual price growth in Leeds will surpass Manchester, Liverpool and other major UK cities by 2020. JLL report that the capital growth of property in Leeds is expected to increase by 21% by 2021 which is larger growth compared to Liverpool and Manchester.

Not only this, but Leeds makes an ideal investment location as:

        1. The economy is expected to grow by 21% over next 10 years
        2. There is an expected 22.2% rental price growth from 2017-2021, which is among the highest in the UK.
        3. The population is projected to grow by 9.6% by 2033 which means more properties will be required
        4. The average earnings in Leeds increased by 6.1% in 2016 – the largest increase in the country, which shows the strength of employment in the area.
        5. Big names such as Channel 4 have relocated to Leeds.

      Where to invest in Leeds?

The UK is suffering a housing shortage and Leeds is no exception. To fix this shortage of affordable homes, the Leeds region aims to build 16,500 homes in the city over the next 5 years and 70,000 homes by 2028.

The economy of Leeds has seen remarkable growth of 6% over that last five years, and analysts expect that to accelerate by 8.8% over the next five! With a working age population that stands at 140,000 just in the city centre it is no surprise that employment growth is also positive, with a forecast increase of 3.4% over 5 years.

The Northern Quarter of Leeds is without a doubt one of the hot spots in the city. Just a few minutes walk from the Cultural District, Centenary House is on the doorstep of some major redevelopment. There are also plans underway to establish a new cultural district in Leeds dubbed ‘SoYo’. This £300 million project by Caddick Developments will regenerate a 2.4 hectare Quarry Hill site that sits between the City College, Leeds College of Music and the West Yorkshire Playhouse – the two latter buildings also going through a respective £57 million transformation and £14 million renovation – into a cultural centre. Development plans include two 16-story apartment blocks for private renters, office space and leisure facilities including hotels, bars, restaurants and improved public spaces, all of which is within walking distance to Centenary House.
