        The first set of concrete has been poured in the corner of the site and reinforcement is being fixed. Reinforcement has also started at the bottom end of the site too.

        The Tower Crane bases are now in place.

        Maslow capital complete £55m facility at a Phoenix.

        We are pleased to announce that specialist real estate development finance provider, Maslow Capital, has completed on a £55m development facility at Phoenix, Leeds.

        North Property Group are delighted to have played our part for Torsion Developments and Khalbros by securing 150 off-plan pre-sales to a mixture of both owner occupiers and investors, since launching it to market.

        The proposed city centre ‘Phoenix’ scheme, off Saxton Lane involves the demolition of two existing redundant industrial buildings and the construction of two high quality residential blocks, rising to 18 and 22 stories respectively to create an iconic ‘gateway’ development in a regeneration area of Leeds.

        The £82m GDV scheme will provide 367 apartments across the two blocks, together with high quality communal facilities, basement car parking, landscaping, public open space and highway works. Residential accommodation will also include a number of specially designed disabled accessible compliant apartments.

        The development is being constructed with state-of-the-art methods which include offsite manufacturing for the Frame and Facades. Using the pre-cast concrete ‘Crosswall’ system, ensures factory-controlled levels of production of both internal and external panels, delivered to site pre-glazed, and complete with integrated service ducts.

        The basement carpark, ground floor and first floor comprise of an in-situ concrete frame. The load from the precast units is transferred via a 1200mm thick first floor slab via the concrete columns down to a 1400mm thick concrete raft foundation.

        The blocks, consisting of a combination of elements of red and grey brickwork clad concrete panels together with both smooth and figured white concrete panels, are arranged around a central public open space. This north south pedestrian flow through the site, will connect residents and members of the public with other new developments and local amenities creating a new residential neighbourhood. Directly to the north of the site is the developing cycle super-highway, reinforcing links to the city-centre and surrounding areas.

      • 02/07/21 - Phoenix construction update – July 2021

        As you can see from the images below there has been some great process on site. Following the successful demolition of the existing buildings and full site clearance, the main contractor has completed the installation of the perimeter king post retaining wall to retain back the highway footways and perimeter boundary. Reduce level dig is currently ongoing ready for new site formation levels. The building footprints have been cleared and is now ready for main sub-structure works.

        A king post wall is being constructed around the basement excavation at one end, while at the other end they have excavated the basement.

        The construction process at Phoenix is continuing to run smoothly. The excavation works continue as the Moorhead group presses on.

      • 28/04/21 - Phoenix construction update – Late April 2021

        Phoenix’s Construction is continuing to see a successful and smooth process, following the demolition and site clearance, excavation works have now begun with an array of earth drilling auger machines arriving on site to begin the excavation process.

        The Moorhead Group arrive onsite. The Moorhead Group are a highly respected business specialising in pre-construction enabling works and operates from offices in Leeds, Derby and Stoke-on-Trent.

        The Construction of The Phoenix has continued to run smoothly. Following the complete clearance of the site, works have begun on the top end of the site; which is where Block B sits.

        A smooth and successful beginning to overall construction process of Phoenix, the demolition of the original buildings on the site has now been completed. Following the demolition, the site has been completely cleared and the initial hoarding has been erected.

        The demolition process is continuing to run smoothly. The demolition of the building where Block B is being built has been completed. Demolition of the building where Block A is being constructed is about to begin.

      • 02/11/20 - Phoenix construction update – November 2020

        The demolition of the two original buildings has now begun. This is the beginning construction.

      • 01/10/20 - Phoenix construction update – October 2020

        The two original buildings are currently still in place. It is expected that the demolition is set to commence in the very near future, marking the beginning of the construction process of the Phoenix.
