A Guide to the Best Student Areas for Property Investment in Leeds

With one of the highest student populations in the UK, many property investors are naturally interested in opportunities to rent to students in Leeds. But investors new to the city may not know the best areas to buy student property. Here to help is North Property Group’s guide to the best areas for student property investment in Leeds.

Best Student Property Investments Leeds

With numerous educational institutions including three universities and various colleges, eight teaching hospitals and a thriving nightlife, it’s no wonder students are flocking to Leeds. There are currently 60,000 students in Leeds making up 13% of the city’s total population. They tend to live in three main areas of the city – Headingley, Burley Park, and Hyde Park. All of which are prime locations for property investors interested in the student tenancy market.

Headingley

Headingley is situated just north of the city centre. It is thought of by many as the centre of Leeds’ student population. Leeds Beckett University is located in Headingley and there is a wide variety of shops, cafés, bars and restaurants. For sports fans, Headingley Stadium is also located here.

There is high demand in this leafy suburb and not just from students. It is also a popular location for young professionals who don’t want to move too far from the city centre. In fact, people aged 20-29 makeup 58% of people living in Headingley.

There is a large variety of property on offer here, from large house shares, to stone-built terraces, large detached houses and modern new-build apartments. Due to its popularity, the average house price in Headingley is slightly more than some other areas of Leeds at £219,64. However, buy-to-let investors who purchase here can expect attractive yields of 7.4%.

Headingley also benefits from fantastic transport links. Excellent train and bus routes take passengers into Leeds city centre and beyond. For drivers, the M62, M6 and M1 are within easy reach of this Leeds district.

Burley Park

Another highly popular student area in Leeds, Burley Park is ideally located just a few minutes from Leeds city centre and is a short, regular bus ride to the universities. The area is undergoing significant developments, including The Triangle which provides 172 luxury en-suite rooms to the city’s students.

Burley Park is home to a good variety of restaurants, bars and shops. As well as its own amenities, the area is just a short distance away from Headingley and its wealth of entertainment.

Burley Park is also a great location for sports fans with Yorkshire Cricket Club and the Headingley Stadium nearby. As well as sports venues, there are plenty of other cultural attractions such as Oakwell Hall and Country Park, Royal Armouries Museum, City Art Gallery, and the Harewood Estate and Bramham Moor.

Burley Park benefits from a similar student rental demand as Headingley, but with lower property prices. The average property price in the area is just £160,055 and buy-to-let investors can expect yields of between 5% and 10%.

Hyde Park

Another area of Leeds that is ideally located for students is Hyde Park. As well as being situated close to Leeds Metropolitan University and Leeds University, the centre of Hyde Park – Hyde Park Corner – is the location of numerous popular shops, bars, restaurants and cafes which makes it one of the best student property investment areas in Leeds.

Hyde Park is only a five minute walk from Headingley and fifteen minutes by foot to Leeds city centre. But there is little need for students to venture out of this area to look for entertainment. There are plenty of trendy independent cafes, pubs and clubs here, including a converted barge boat.

The area is particularly popular during the summer months. Thanks to its various grassy areas, football pitches and even a skate park. It is also close to Yorkshire Cricket ground and Headingley Stadium.

Average property prices in Hyde Park are £160,010. As with Burley Park, property investors can expect yields of between 5% and 10%.
