Major Leeds Build-to-Rent Project Given the Go-Ahead

The agreement signals the next step in the Leeds project which will bring many new high yield properties to the UK market.

St Cecilia Place

The new development is to be known as St Cecilia Place, and will be built where the Quarry Hill flats stood before they were demolished in 1978.

The building will include 352 build-to-rent residential units, alongside space for amenities and commerce.

Permission to proceed with the project was granted to the Leeds-based firm DLA Architecture. They will be working on the project with ID Planning, on behalf of their client Metropolitan and District Securities (MDS).

Sue Sparling, director at DLA Architecture, said of the project’s name, “The site is located on St Cecilia Street and through early consultation we established St Cecilia is the patron saint of musicians and therefore, it felt appropriate the development should be known as St Cecilia Place.”

Sought-after amenities

The development will comprise three interlinked buildings of 19, 20 and 22 storeys, which will be connected by two eight-story buildings.

As well as the apartments, the ground floor will include many sought-after amenities, including outdoor space in the form of two courtyards, cycle storage and a residential car park. Such amenities as these are now high on residents’ wish lists, and their inclusion can help create a high rental yield property in many UK cities.

Sue Sparling said of the plans, “Our design approach recognises the historic building fabric and characteristics of the island site whilst also complementing the more recent developments in the area.

“A significant level of amenity space is incorporated, with large communal roof gardens creating vibrant spaces with far-reaching views of the wider city.

“The building forms create two south-facing landscaped courtyards, along with ecological and visual enhancement of the retained landscape corridor to the north of the site, which is part of the wider Leeds Habitat Network.”

Cultural quarter location

St Cecilia Place will sit in the Leeds cultural quarter and forms the final piece of the city’s Quarry Hill masterplan. As Sue Sparling explained, “the wider Quarry Hill masterplan is known as the cultural quarter of Leeds and includes Leeds Playhouse, the Northern Ballet and Leeds College of Music Auditorium.”
