  • Backed by £43.2 million in combined government and local funding, Bradford’s regeneration is one of the UK’s largest and most ambitious projects.

  • The plan is set to double the city's size, include a new rail station, 1 million+ sqm of employment space, 14,000 new homes, and 49,000 new jobs.

  • Spanning 20–30 years and covering 12 regeneration zones, the Development Framework aims to reshape Bradford into a vibrant economic and cultural hub.

Bradford is one of the UK’s biggest regeneration sites. Set to double in size, this distinguished city is on the cusp of transformative change.

The Biggest and Most Anticipated Projects in the UK

Underpinned by £43.2 million regeneration funding, the framework is set to deliver a new rail station, over 1 million sqm of employment areas, 14,000 new homes and 49,000 new jobs, contributing to a total GVA of £2.4 billion.

With strong political backing, real funding, and a bold long-term vision, Bradford is not just developing – it’s thriving. Its UK City of Culture 2025 status will continue to drive tourism and business, positioning it as a key investment hub.

Councillor Susan Hinchcliffe, leader of Bradford Council, said: “This once-in-a-lifetime opportunity will drive growth for the district, strengthen supply chains, boost productivity and attract private investment, ensuring Bradford thrives in a competitive landscape.”

12 Separate Regeneration Areas

Bradford’s extensive regeneration project isn’t confined to just one area. Bold in scope, the city has planned as many as 12 separate regeneration areas in its transformative Development Framework.

Southern Gateway: A Regeneration Powerhouse

The ‘Southern Gateway’ has been identified as one of the UK’s largest regeneration zones, supported by £4.5 billion in transport improvements includes Mass Transit and a proposed new rail station that would connect Bradford to Leeds in just 12 minutes and Manchester in under half an hour. It will create a thriving hub with new homes, offices, retail, and leisure spaces.

Located between Manchester Road and Leeds Road, this inner-city site is also set to deliver a mix of office, commercial, and residential developments, complemented by enhanced public spaces and green areas.

Other Growth Zones

  • Knowledge Quarter – £259m GVA, 5,580 jobs
  • Forster Square – £451m GVA, 9,300 jobs
  • Bowling Back Lane – £392m GVA, revitalised industry hub
  • Thornton Ingleby – £122m GVA, mixed-use neighbourhood
